its own legal history.

Buying a home in Greece may involve an apartment in Athens, a villa on an island, a holiday house or a rural property. In each case the legal position of the property has to be examined before the purchase — from the title deeds and the ownership position through to encumbrances, outstanding planning issues and, where relevant, particular restrictions attaching to the area.

The search is not the same for every property. The procedure and the information available depend on the area and on the registration regime, while for some properties matters such as the coastal zone, forest status, archaeological restrictions or older transfers and inheritance chains may need to be examined. For that reason the legal review has to be adapted to the particular property, rather than confined to a standard check of documents.

A property can look entirely suitable to a buyer and at the same time present issues that are not visible on a viewing. Checking the title deeds, the ownership position and the related legal questions allows problems that may affect the purchase to be identified in good time and assessed before anything is signed or any money is paid.

We support Greek and foreign buyers, as well as Greeks living abroad who are buying a home in Greece. Where necessary, the transaction can also be arranged remotely under a notarised power of attorney, with the coordination required with the notary and the other professionals involved in the process.

STEP 02
Legal Due Diligence on the Property
We check the title deeds and the chain of ownership, the cadastral entries and the encumbrances on the property.
STEP 03
Preliminary Contract & Preparing the Purchase
Drafting or reviewing the preliminary purchase agreement, negotiating terms and deposit conditions, and coordinating the signing of a power of attorney for buyers who cannot attend in person.
STEP 04
Notarial Deed, Completion & Post-Sale
Attendance at the signing of the final deed before a notary, who sees to registration at the Cadastre
